Where can I find my property's cancellation policy?

Reservations obtained from local sources (Direct Call, Property Finder, Dubizzle, Website, Bayut, Referral) will follow the cancellation and refund policy as indicated on our website: https://www.deluxehomes.ae/refund-policy/ and as per:

Request is received at least 30-nights prior to check-in date:

Full Refund less administrative charges of AED 300 (this does not apply to reservations made via booking.com or airbnb.com or other booking channels, as for such reservations individual policy applies)

Request is received less than 30-nights prior to check-in date:

No refund if you cancel less than 30 days before check-in (this does not apply to reservations made via booking.com or airbnb.com or other booking channels, as for such reservations individual policy applies)

*Operator reserves the right to keep security deposit / down-payment / reservation fee / rental amount against the cancellation to cover full charges as shown above.

  • All rental payments, partial down-payments, reservation/booking and all other sort of service payments are non-refundable for any reason; all reservations are non-transferrable to any other party and non-amendable.

  • In case of Cancellation, change request or no-show, a fee equivalent to the value of the entire stay will be levied by Operator.

  • Security Deposit payment is fully refundable, subject to these terms and conditions.

  • If the reservation is cancelled by the Operator for no valid reason, then the entire amount will be refunded to the Guest with no other liabilities.

  • Neither the Operator nor the Guest will be liable for any change or cancellation of any reservation that is caused, in whole or in part, by events, occurrences, or causes beyond the control of either Party. Such events, occurrences, or causes include, without limitation, acts of God, terrorist activities, weather, strikes, lockouts, riots, acts of war, earthquake, volcanic activity, ash clouds, tsunamis, fire and explosions “Force Majeure”).

  • Notwithstanding the foregoing, any failure, or delay in the performance of each party’s obligations arising out of or related to the COVID-19 pandemic, except payment of rental fees or charges, shall be excused even if the same does not constitute a force majeure event.

Airbnb

This policy is invitation-only and available only to certain hosts under special circumstances.

  1. Guests must cancel at least 30days before check-in to receive a 50% refund for all nights.

  2. If they cancel after that, 100% will be paid for all nights.

Strict Long Term

This policy is applicable to all stays of 28 days or longer and overrides the standard cancellation policy for those stays.

  1. To receive a full refund, guests must cancel within 48hours of booking, and the cancellation must occur at least 28 days before check-in.

  2. If a guest cancels after that, 100% refund will be paid for all nights spends, plus 30 additional nights.

  3. If fewer than 30 days remain on the reservation when the guest cancels, 100% will be paid for all of those remaining nights.

Booking.com

Flexible - 30 days

  • The guest can cancel free of charge until 30days before arrival. The guest will be charged 50% of the total price if they cancel in the 30days before arrival. If the guest doesn’t show up, they will be charged the total price of the reservation.

  • We facilitate prepayment of the full amount from your guests before arrival.

Non-refundable

  • The guest will be charged the total price of the reservation if they cancel at any time.

  • We facilitate prepayment of the full amount from the guests before arrival, thanks to Payments by booking.com.

Homes & Villas by Marriott International

Grace period - Guests may cancel for free provided that:

  1. Reservation is cancelled within 48-hours of reservation request, and

  2. Reservation request was made at least 10 days before arrival.

Payment Policy

  1. 30 days or less prior to arrival: Guests pay 100% at time of reservation.

  2. More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.

  3. For guests paying with points: 100% of payment will be deducted at time of reservation, once booking is verified within 48hours.

Cancellation Policy

  1. 30days or less prior to arrival: No refund issued, unless “Grace Period” applies.

  2. More than 30days before arrival: 100% refund.

VRBO

  • 100% refund of amount payable - if you cancel at least 30 days before check-in.

  • 50% refund of amount payable (minus the service fee) - if you cancel at least 14 days before check-in.

  • No refund - if you cancel less than 14 days before check-in.
