1. Can I or my agent arrange viewings directly without informing Deluxe Holiday Homes?
No.While your property is under active management by Deluxe Holiday Homes and registered under a valid Holiday Home Permit issued by the Department of Economy and Tourism (DET), all access must be arranged exclusively through the licensed Operator.

“The building or residential complex management must allow the Licensee to easily access the Unit that is authorised by DET, in order to allow them to conduct the Activity without obstruction.
2. Is self-access allowed for property viewings?
No.
Self-access is strictly prohibited. All entries must be authorized, scheduled, and attended by a company representative. This policy ensures security, protects tenant privacy, and prevents unauthorized disruptions.

“The unit owner cannot use the Holiday Home throughout the permit period unless this has been previously agreed upon with the licensee.”
3. How can I arrange a viewing with a third-party agent or buyer?
A formal Viewing Request Form must be submitted via PandaDoc. The following documents are required:
- Copy of the agent’s Emirates ID
- Copy of the valid RERA Broker Card
- Preferred date and time (must be submitted minimum 24 hours in advance)

4. Why is a signed viewing form mandatory?
The viewing form protects all stakeholders and ensures:
- Compliance with Article 14(22) & (23) of Administrative Resolution No. (1) of 2020:
Licensees must “maintain, for at least three (3) years, paper and electronic records that contain all Guest information,” and “not disclose Guest information unless to the concerned Government Entities…” - Coordination with DET-approved operations and security at the building.
- Clear accountability in case of damages, disputes, or access abuse.
5. Are there any fees for third-party agent viewings?
Yes.
Each scheduled viewing by a third-party agent will incur a service fee of AED 150, which covers the assignment of a Guest Relations Officer and Viewing Coordinator. This fee will be automatically deducted from your next monthly payout.
6. Can I avoid the viewing fee?
Yes – only if you list your property for sale with our sister company, Deluxe Homes Real Estate Brokers LLC.
In this case:
- Our in-house licensed agents will handle the sale;
- No AED 150 fee applies;
- Viewings are coordinated internally with our team even when shown to third-party agents, such as cooperating brokers.
Note: This does not apply if you independently appoint an external broker or if the third-party broker initiates the viewing directly without using our sales team.
7. Why is the RERA Broker Card Mandatory for All Third-Party Agents?
The RERA Broker Card is a legally required credential issued by the Dubai Land Department under Real Estate Regulatory Agency (RERA) regulations. It proves the agent is:
- Licensed to conduct brokerage activity in Dubai
- Operating under a registered real estate brokerage firm
- Covered under compliance and liability insurance frameworks

“No individual may practice brokerage activities without holding a valid Broker Card issued by the Real Estate Regulatory Agency.”
Risks of allowing unverified agents include:
- Unauthorized access to the property
- Fraudulent representation
- Undisclosed filming, promotion, or use of property data
- Risk to guest privacy or safety (if property was wrongly assumed vacant)
To comply with Article 14(20) of Administrative Resolution No. (1) of 2020, we must take: “reasonable safety measures and precautions to provide a safe environment for Guests and visitors, particularly against hazards related to… well-being facilities.”
8. What happens if a viewing is attempted without prior approval?
Unauthorized viewings:
- May result in permit suspension by DET
- Violate your management agreement
- Put the company’s operating license at risk
We will inform building management, refuse entry, and formally record the incident.
